Special Clauses
- Electricity, gas, hot/cold water and maintenance charges will be paid by the tenant. Cost of maintenance indudes heating, janitor's fee, general cleaning and security lightning of the building.
- The premises are rented with phone (Nr.............................................). All local and overseas calls plus the annual subscription on fee will be paid by the tenant.
- Tenant will not assign or sublet the premises for the duration of this lease without lessor's written consent.
- This lease is automaticaly renewable for each year and as the rent is based on ....... US/$ amounts there will be no increase on the rent.
- Except for normal wear and tear, tenant is responsible and must payout of pocket for all damages caused to the premises due to his/her negligence.
- Tenant will not participate in the repairs, additions and replacement expenses of jointly owned installations, such expenses are exclusively the responsibility of the lessor.
- In case the tenant is forced to vacate the premises for job related reasons (reassigment or change of duty station) lease may be terminated at any time provided one month written notice is given.
- Tenant is guarentees that after termination of lease, any outstanding bills (parag.Nr: 1) which cover his/her lease period will be paid by ..................
